Yearly Maintenance

Dethatching

Right underneath your grass and right above the soil, there is a layer of leaves, stems, and roots, some living, and some dead. This tightly woven patchwork is known as thatch, and it is a natural part of your lawn. But when thatch becomes too thick, it can prevent the new, growing grass from finding the water and nutrients it needs. The causes of this are excessive fertilization, allowing grass to grow too tall before mowing, compacted soil conditions, acidic soil conditions, certain pesticides, lack of aeration, and drought that causes lawns to go dormant.  True dethatching is a form of renovation rather than maintenance and can be avoided with good maintenance practices.

Tine Raking/Tine Dethatching

Tine raking/dethatching is often necessary, especially in early spring to help to give your grass a head start, by springing up the matted turf, and performing a less aggressive form of dethatching including removal of the dead growth, debris and some thatch.  This is usually done in combination with over seeding.

Aeration

Core aeration is one of the most beneficial maintenance practices for healthy turf.   As a means of reducing turf compaction, reducing thatch buildup, and improving the infiltration of water and nutrients.  When you aerate your lawn, you're breaking up the soil, making it easier for your lawn's root network to spread. Aerators, which pull plugs of dirt out of the ground, also create more space for roots and soil.  The plugs of dirt left on the lawns surface act as fertilization and top dressing.  Aeration also improves drainage, allowing your lawn's root network to absorb more water.  Ideal aeration frequency varies between twice a year and every other.

Top dressing

Topdressing is the process of adding a fine layer of quality, organic soil to the lawn surface. Top dressing benefits the lawn as it builds up the quality of the soil over a period of time and acts immediately as organic fertilizer.  Bringing nutrients to the turf, allowing sandy soils to retain moisture, and clay soils to drain better and resist drought.  Top dressing also stimulates the grass to produce new shoots and results in thicker, healthier grass and reduces compacted turf.  Lawns will benefit from top dressing once a year.

Over seeding

Over seeding is the process of broadcast spreading grass seed over existing lawn in order to thicken turf and force out weeds.  Ideally over seeding is done twice a year, in the spring with warm season grasses and in fall with cool season grasses.  Before over seeding, the lawn will be tine raked (tine dethatched) and vacuumed to help the grass seed make contact with the soil.  Top dressing also helps with this process.
